Winter might still seem a little way off, but October’s a good time to think about your flat roof. Once the weather becomes colder, wetter and windier, any weaknesses in an ageing roof are likely to become much more noticeable.
Flat roofs have to cope with plenty of punishment throughout the year. Rain, strong winds, frost, sunlight and repeated changes in temperature can all take their toll. If your roof is already looking tired, winter weather isn’t going to improve matters.
One of the most obvious warning signs is water getting into the property. Don’t assume a small flat roof leak isn’t important. Water can find its way through surprisingly small gaps, and the damage may extend further than the original problem suggests.
You might also notice areas of ponding after heavy rain, damaged edges, cracking or a roof covering that’s generally looking worn. If you’ve already had to repair the same flat roof more than once, that’s another reason to have it properly assessed.
For older flat roofs, replacing traditional materials with EPDM rubber roofing can be a worthwhile long-term solution. EPDM is a synthetic rubber membrane that’s designed to cope with the demands of outdoor exposure. It’s waterproof, flexible and resistant to UV rays, frost and temperature changes.
It’s also relatively low maintenance, which means you won’t spend every autumn worrying about whether the next downpour is going to reveal another problem.
